Which Apna Ghar scheme do you mean?
'Apna Ghar scheme' usually means the federal Wazir-e-Azam Apna Ghar Program, a subsidised bank loan for first-time homebuyers across Pakistan and overseas. Two Punjab programmes use similar names but work differently, so confirm which one you need before you apply.
Punjab's Apni Chhat Apna Ghar gives interest-free construction loans to households that already own a small plot, and Apni Zameen Apna Ghar allots free plots through balloting. Neither is applied for on apnaghar.gov.pk.

What does the Apna Ghar scheme offer?
The scheme is a markup-subsidy and risk-sharing programme. The government pays part of the bank's markup, so the borrower pays 5% fixed for the first 10 years, and the rest of the term moves to the market rate. Loans go up to Rs 10 million on a 90:10 split: the bank finances 90% of the property cost and you put in 10%.
Prime Minister Shehbaz Sharif launched it on 30 April 2026 as a five-year programme to finance 500,000 homes at an estimated cost of Rs 3.2 trillion, Aaj News reported. The 2026-27 budget set aside Rs 71 billion in subsidy, with a target of 150,000 homes by June 2027, according to an SBP briefing reported by ProPakistani.
- Buying a ready house or flat, including a re-purchase.
- Buying a plot and building a house on it.
- Building on a plot you already own.
- Size limits: houses up to 10 marla (2,720 sq ft) and apartments up to 1,500 sq ft.
- Lenders: more than 31 participating institutions, including commercial and Islamic banks, microfinance banks, HBFC and NBFCs.
Who is eligible for the Apna Ghar scheme?
You qualify if you are a first-time homebuyer with a valid CNIC who does not own a housing unit, according to apnaghar.gov.pk. Overseas Pakistanis can apply too: an SBP briefing in July 2026 listed CNIC, NICOP and Pakistan Origin Card holders as eligible.
Banks then check whether you can repay. The launch guide reported by Aaj News listed an age range of 20 to 65, a minimum monthly income of Rs 40,000, and at least six months in a salaried job or two years in business. Confirm these with your bank, because each lender applies its own credit rules.
- Women can apply in their own name, and husband-and-wife joint applications are accepted (official FAQ).
- Self-employed and informal earners can apply with proof of income such as bank statements, utility bills or mobile top-up records.
- Bank employees are not eligible (official FAQ).
- Loan defaulters and applicants with poor credit histories make up most rejections, according to the SBP.
How do I register for the Apna Ghar scheme online?
Registration is a single loan application, made online or at a bank branch. Applying is free, and banks may not charge a processing fee. In July 2026 the SBP told banks to decide each application within 15 days; the launch guidance had allowed one month.

- Step 1: Open apnaghar.gov.pk and create an account as a new applicant.
- Step 2: Log in and fill in the loan application form.
- Step 3: Keep your CNIC, photograph, income proof and property papers ready for the bank.
- Step 4: Submit the form; the bank reviews it and may ask for more documents.
- Step 5: Follow the decision on your dashboard and answer any bank query there.
Which documents do you need?
The official FAQ lists the documents most banks ask for. Each bank sets its own detail: Askari Bank, for example, asks salaried applicants for six months of bank statements and a recent pay slip, and business owners for 12 months of statements and three years of proof of business.
- Original CNIC, front and back.
- A recent passport-size photograph.
- Proof of income: salary slip, or business and bank records.
- Property documents for the house, flat or plot.
- Details of your monthly expenditure.
How do I check my Apna Ghar application status?
Log in to your dashboard on apnaghar.gov.pk. The official FAQ says it shows the real-time status of your application, lets you answer bank queries and download documents. After approval the bank also contacts you directly; you then sign the financing agreement, and the loan is paid in tranches or as a lump sum.
The federal scheme has no ballot. The official portal describes a bank credit decision, so no lucky draw or published list decides it; balloting belongs to Punjab's free-plot scheme. For help, call UAN 051-111-742-111 (Monday to Friday, 8am to 4pm) or email info@pha.gov.pk.
How are Apna Ghar instalments and the subsidy worked out?
Your instalment for the first 10 years is fixed at 5%, because the government's markup subsidy covers the gap to the bank's normal rate. From year 11 the remaining balance is repriced at the market rate: Askari Bank, for example, prices that period at 12-month KIBOR plus 3%, so the instalment can rise or fall.
What would you pay each month?
The table is PakBenefits' own illustration for a 20-year loan at 5%, with equal monthly instalments. It is not a bank quote: insurance, the bank's formula and the year-11 rate will change the figures, and the loan calculator on apnaghar.gov.pk gives an estimate for your case.
| Loan | Monthly instalment, years 1 to 10 | Balance left after 10 years |
|---|---|---|
| Rs 2.5 million | about Rs 16,500 | about Rs 1.56 million |
| Rs 5 million | about Rs 33,000 | about Rs 3.11 million |
| Rs 7.5 million | about Rs 49,500 | about Rs 4.67 million |
| Rs 10 million | about Rs 66,000 | about Rs 6.22 million |
Why do some bank pages show different rates?
Older tables are still online. When PakBenefits checked on 17 October 2026, the State Bank's housing-finance page at the Apna Ghar web address still listed tiers from the earlier Mera Pakistan Mera Ghar scheme, such as 3% for the first five years on NAPHDA projects. Those are not the 2026 Apna Ghar terms; use the rates on apnaghar.gov.pk or your bank's own Apna Ghar page.
Is the Apna Ghar scheme moving? Progress in 2026
Applications are growing faster than loans are paid out. By 9 October 2026 the official portal reported 191,900 applications: 75,200 approved, 22,500 rejected and 94,300 under process, with 14,000 loans worth Rs 80.6 billion disbursed.
That is roughly one approved applicant in five with money in hand. In September 2026 the Prime Minister asked provincial chief secretaries to survey properties that can be mortgaged under the scheme, with Islamabad as the pilot city, APP reported.

| Date and source | Applications | Approved | Disbursed |
|---|---|---|---|
| 24 Jul 2026, SBP briefing | about 107,000 | 27,000 | Rs 27 billion |
| 9 Sep 2026, PM review (APP) | 147,504 | 53,127 | Rs 45.43 billion to 8,739 applicants |
| 9 Oct 2026, apnaghar.gov.pk | 191,900 | 75,200 | Rs 80.6 billion to 14,000 applicants |
Common Apna Ghar problems and how to fix them
Most problems come from credit history, income proof or the property itself. The table lists the usual blocks and the fix for each.
| Problem | What to do |
|---|---|
| Rejected for a default or poor credit history | Clear the default and check your credit record before you apply again |
| No salary slip | Show bank statements, utility bills or mobile top-up records as income proof |
| Property papers not accepted | Ask the bank whether the plot or house can be mortgaged before paying any advance |
| Bank asks for a processing fee | Refuse it: the scheme has no processing fee or prepayment penalty. Legal and valuation charges are separate, and some banks pass them on at actual cost, so ask for a written list |
| No reply for weeks | Check your dashboard, then call UAN 051-111-742-111 |
How to apply for Apna Ghar safely
Apply only on apnaghar.gov.pk or at a participating bank. The official FAQ says there is no applicant fee, so any agent, Facebook page or WhatsApp group that charges for 'registration' or promises faster approval is not part of the scheme.
- Check the web address before you enter your CNIC.
- Never pay a token fee to an agent.
- Use the bank's own branch or website for documents.
